Terms of Service

1. Acceptance of Terms

By accessing or using BeckonSites (the "Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree with any part of these Terms, you may not use the Service. These Terms apply to all users, including hosts, guests, and visitors.

2. Description of Service

BeckonSites provides a direct booking platform that enables short-term rental hosts to create branded booking websites, collect guest information via WifiPass portals, process payments through Stripe, and manage their properties, all without paying OTA platform fees. We provide the technology platform; hosts are responsible for their own hospitality operations.

3. Account Registration

• You must be at least 18 years old to create an account.
• You are responsible for maintaining the security of your account credentials.
• You must provide accurate, current, and complete information during registration.
• One person or legal entity may not maintain more than one account.
• You are liable for all activities that occur under your account.

4. Host Responsibilities

As a host on BeckonSites, you agree to:

• Provide accurate property listings, including descriptions, photos, pricing, and availability.
• Honor confirmed bookings and respond to guest inquiries in a timely manner.
• Comply with all applicable local, state, and federal laws, including short-term rental regulations, tax obligations, and safety requirements.
• Maintain appropriate insurance and liability coverage for your properties.
• Handle guest data collected through the platform in compliance with applicable privacy laws.

5. Guest Responsibilities

As a guest using BeckonSites, you agree to:

• Provide accurate personal information when making a booking.
• Comply with property rules and check-in/check-out procedures.
• Treat the property with care and report any damages promptly.
• Communicate directly with the host regarding any issues during your stay.

6. Payments & Fees

• BeckonSites charges a monthly subscription fee based on your selected plan. Details are available on our Pricing page.
• Payment processing is handled by Stripe. Standard Stripe processing fees apply and are separate from BeckonSites subscription fees.
• BeckonSites does not charge booking fees on reservations. You keep 100% of your booking revenue (minus payment processing fees).
• Subscription fees are billed monthly and are non-refundable except as required by law.
• We reserve the right to change pricing with 30 days' written notice.

7. Intellectual Property

The Service, including its design, codebase, logos, and documentation, is owned by BeckonSites and protected by intellectual property laws. Your content (property listings, photos, guest data) remains yours. By uploading content to the Service, you grant us a limited license to display and distribute it as necessary to operate the platform.

8. Cancellation & Refunds

Cancellation and refund policies for bookings are set by the individual host. BeckonSites is not responsible for disputes between hosts and guests regarding cancellations. We encourage hosts to clearly state their cancellation policies on their booking pages.

9. Limitation of Liability

BeckonSites provides the platform "as is" and "as available." We do not guarantee uninterrupted or error-free service. To the maximum extent permitted by law, BeckonSites shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service, including lost profits, data loss, or business interruption.

10. Termination

We may suspend or terminate your access to the Service at any time for violations of these Terms or for any other reason at our sole discretion. You may cancel your account at any time through your dashboard settings. Upon termination, your right to use the Service ceases immediately, and we may delete your data in accordance with our Privacy Policy.

11. Dispute Resolution

Any disputes arising from these Terms shall be resolved through binding arbitration in accordance with the rules of the American Arbitration Association. You agree to waive any right to participate in a class action lawsuit or class-wide arbitration.

12. Changes to These Terms

We reserve the right to modify these Terms at any time. Material changes will be communicated via email or through the Service. Continued use of the Service after such modifications constitutes acceptance of the updated Terms.
